Rental Policies

Once you make a reservation, we will email you a confirmation. The deposit is non-refundable even should you cancel or not show up. Once we receive your payment; driving directions, address and a reservation confirmation will be emailed to you along with check in instructions. Lock box code is sent via email 2 days prior to arrival along with a detailed map to our property. We also include an amazing welcome packet to help you save time planning your itinerary. We share places only locals know about, places not to miss and things we say are a must see!

The person (Guest) making the reservation must be at least 23 years of age.

We provide trash bags, dish soap and toilet paper. We include all linens, sheets and towels and organic guest soap for the bathrooms, which is Made in North Carolina . We provide trash removal provided it is bagged, tied and placed in our trash bin.

Cancellation Policy:

Cancellation policy for weekly and nightly rentals: There are no cancellations, you will forfeit your entire deposit should you cancel. However if a minimum of 31 days is given we will allow you to move your reservation to another available date.

Storm Policy/Weather Conditions: No refunds will be given for weather or storms or power outages. This is out of our control.

Travel Insurance: If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase. We are not affiliated but recommend this should your trip plans be interrupted. We highly recommend trip insurance.

Rental Policies:

NO SMOKING inside the cabin: Evidence of smoking inside, such as smoking odor will result in additional cleaning charge of $150. You may smoke outside on the porches, but you must properly dispose of your cigarette butts. There are sand buckets for butts on the porch.

Keys: You are responsible for keys while in your possession. Once this document is signed we will email your directions to the cabin and the code to the lock box will be emailed 2 days prior to your arrival. If you lose the keys you will be charged $150.00 to have the locks changed.

Maximum Occupancy: The maximum number of quests is limited to (6) six persons and 2 dogs. Evidence of bringing extra guests not noted on your rental agreement (occupancy theft) or pets will result in double your nightly rental for the cost of THE ENTIRE RESERVATION and immediate eviction.

Pet Policy: NO CATS! Dogs are only permitted at A Mountain Dream with prior approval. No more than 2 dogs maximum. No pets are allowed on any furniture or beds inside the house. Evidence of animals on the furniture will result in an automatic charge of $150. We have guests that are allergic to pets so we strictly enforce this policy. 1 medium size crate is provided in the closet. If you do not wish to crate your pet, please be aware that you are financially responsible and liable for any damage done by your pet.

Pet Fee: $75 for up to 2 small dogs. Inquire about larger dogs. 1 medium crate provided. No cats allowed.

Fireplace: Please DO NOT leave fire place unattended.

Hot Tub: The hot tub is clean and clear when you arrive, it should be clean and clear when you leave. No jumping or diving in the hot tub and do not leave children unattended. No food or drink in hot tub. If you treat this hot tub as your own , you will have no extra charges, however you will be liable for any damages as well as extra cleaning/ draining/re-filling fees.

Do not sit on or climb on hot tub cover. Unbuckle 4 straps to open, gently set cover on deck. When not in use, please fasten all 4 buckles to avoid cover being blown off deck. Do not let children play with buttons as this may lock the hot tub and we may not be able to get the hot tub controls  service company to come unlock it during your stay.

Extra cleaning: You are paying for standard check out cleaning upon your departure which includes general housekeeping, vacuuming & washing of linens. Please leave the cabin relatively clean and neat. Follow check out procedures. Do not rearrange decor. Any undue and/or unreasonable cleaning of the house and yard immediately subsequent to your departure shall result in an additional cleaning charge of ($55.00) per hour. Wash and dry all dishes and replace in cupboards.

Check-in Policy:

Check in is at 3:00 PM. If you would like to check in early, pre-approval is required if the house is available at a rate of 50% of the nightly reservation.

Maintenance: Please notify us of any maintenance/equipment problems within 1 hour of your arrival. During normal business hours, every effort will be made to resolve the problem as quickly as possible, however we do not issue refunds or credits for equipment failures as they are beyond our control. This rarely happens. Call 919-602-6722. Instructions for the fire place, hot tub and TV are posted in the cabin, we do not send maintenance for these minor issues. Do not let children play / swing on the Dish TV pole in the yard, this will throw off the signal and in our remote area, the service technician only comes every other Wednesday so you may be without TV during your stay if children play with the satellite or pole it is posted on.

Check-out Instructions:

In order to keep our cleaning cost lower and to avoid any additional charges to your credit card, we ask our renters to agree to the following check-out instructions. Check out is 11:00 AM. Please leave the cabin as you found it, do not rearrange decor. Take all food items with you, wipe out refrigerator. Place only bagged and tied trash in the bin outside. Wash and dry all dishes and place in cupboards.

Turn OFF monitor heat/ A/C and fire place. Lock all windows and doors.

Trash:

Please make sure all trash is BAGGED and tied and placed in the trash bin outside. Do not throw loose trash in the bin it must ALL BE BAGGED and TIED. Lock door and place key in lock box when you leave.
